Role Overview – Al Turath Al Aseel Contracting LLC is hiring an experienced Project Quantity Surveyor specializing in Civil and Building construction for our Dubai operations. This full-time position with a competitive package is ideal for quantity surveying professionals with 5-8 years of UAE experience who possess proven expertise in buildings and can manage all post-award commercial activities throughout the project lifecycle.
Post-Award Commercial Management – You will manage all post-award commercial activities including monitoring project costs throughout construction phases, tracking budget performance, evaluating variations and change orders, assessing commercial implications of project changes, negotiating variation rates, ensuring accurate valuation of work completed, managing cost allocation, and maintaining financial control over all commercial aspects of active projects.
Cost Monitoring and Control – You will monitor project costs continuously against approved budgets, track expenditure across all cost categories, identify cost overruns early, analyze cost variances, implement cost control measures, forecast final account positions, manage cost reporting systems, and ensure projects remain within financial parameters while maintaining quality and schedule requirements.
Interim Payment Applications – You will prepare and review interim payment applications for main contracts, measure completed work accurately, value work-in-progress according to contract terms, prepare detailed payment certificates, coordinate with site teams for measurement verification, compile supporting documentation, submit payment applications to clients or consultants, and ensure timely processing of payments.
Subcontractor Payment Certification – You will certify subcontractor payments by reviewing subcontractor payment claims, verifying work completion and quality, assessing payment entitlement according to subcontract terms, coordinate measurements with site teams, resolve payment disputes, process payment certificates, maintain payment records, and ensure subcontractors are paid fairly and according to contractual obligations.
Cost Reporting and Budget Control – You will maintain up-to-date cost reports including actual costs, committed costs, forecasted costs, variations, contingencies, and projected final accounts. You will prepare management reports, present cost status at project meetings, highlight financial risks, recommend corrective actions, and provide transparent cost information that supports effective budget control and decision-making.
Progress Analysis and Financial Forecasting – You will analyze project progress against planned timelines and costs, correlate physical progress with financial performance, identify trends affecting profitability, assess impact of delays or acceleration, prepare financial forecasts including cost-to-complete estimates and final account projections, and provide management with accurate financial outlook to support strategic decisions.
Commercial Risk Management – You will identify commercial risks throughout the project including contractual risks, payment risks, variation risks, claim exposures, and cost escalation threats. You will assess risk probability and impact, develop mitigation strategies, maintain risk registers, escalate critical risks, implement risk controls, and protect the company's commercial interests proactively.
Contractual Correspondence Management – You will manage all contractual correspondence including notices, instructions, variation orders, extension of time claims, payment communications, and dispute notices. You will ensure compliance with contractual notification requirements, maintain correspondence logs, respond to contractual communications appropriately, and protect contractual positions through proper documentation.
Claims Management – You will handle claims including preparing and submitting company claims for variations, extensions of time, and additional costs, evaluating and responding to contractor or subcontractor claims, substantiate claims with supporting evidence, negotiate claim settlements, manage claims processes according to contract procedures, and achieve favorable claim outcomes.
Stakeholder Coordination – You will coordinate with site teams for measurement and progress information, liaise with project managers on commercial matters, interact with consultants and clients regarding valuations and variations, collaborate with procurement teams on subcontract awards, communicate with finance on payment matters, and maintain effective coordination across all project stakeholders.
Compliance and Quality Assurance – You will ensure compliance with contractual terms and conditions, legal requirements, company policies, and quality standards. You will verify documentation meets contract requirements, maintain proper records for audit purposes, ensure commercial processes follow established procedures, and uphold professional standards in all quantity surveying activities.
Final Account Preparation Support – You will support final account preparation by compiling all variations, agreed rates, and final measurements, prepare final account statements, reconcile all costs and payments, resolve outstanding commercial issues, negotiate final account settlements, coordinate account close-out with clients and consultants, and ensure accurate and timely financial closure of projects.
