Job Description
Role Overview – Greenland Company L.L.C is hiring a Project Manager for a full-time, on-site role based in Dubai, UAE. This position is ideal for experienced project management professionals with strong construction or MEP project expertise, leadership capabilities, and the ability to manage projects from initiation to completion, coordinate multidisciplinary teams, and deliver successful project outcomes on time, within budget, and to quality standards.
Project Planning and Initiation – You will lead project planning and initiation by defining project scope, objectives, and deliverables, developing detailed project plans, establishing timelines and milestones, identifying resource requirements, conducting feasibility assessments, preparing project charters, and creating comprehensive project documentation that aligns with client requirements and organizational goals.
Project Execution and Delivery – You will manage project execution and delivery by coordinating project activities across construction, MEP, procurement, and subcontractor teams, overseeing implementation, monitoring progress against plans, ensuring deliverables meet quality standards, managing project workflows, and driving successful project completion within agreed timelines and budgets.
Stakeholder Management and Communication – You will manage stakeholder relationships and communication by engaging with clients, consultants, contractors, subcontractors, senior management, and project teams, providing regular updates, managing expectations, addressing concerns, facilitating coordination meetings, and ensuring clear, consistent communication throughout the project lifecycle.
Team Leadership and Coordination – You will lead and coordinate project teams by managing site engineers, supervisors, foremen, and support staff, defining roles and responsibilities, assigning tasks, motivating team members, facilitating collaboration, resolving conflicts, and ensuring team alignment and productivity to achieve project objectives.
Budget and Cost Management – You will manage project budgets and costs by preparing cost estimates and BOQ (Bill of Quantities), tracking expenditures, controlling costs, managing financial resources, processing payment applications, managing change orders, identifying cost-saving opportunities, and ensuring projects are delivered within approved budgets without compromising quality.
Contract Management and Administration – You will manage contracts and administration by reviewing contract terms and conditions, ensuring compliance with contractual obligations, managing contract variations and claims, processing interim payment certificates, coordinating with procurement on subcontracts, and administering contracts in accordance with FIDIC or other standard contract forms.
Timeline and Schedule Management – You will manage project timelines and schedules by developing detailed construction schedules using MS Project, Primavera, or similar tools, tracking critical paths, monitoring milestone completion, coordinating activity sequences, adjusting schedules as needed, managing time extensions, and ensuring timely project delivery.
Quality Assurance and Control – You will ensure quality assurance and control by implementing quality management plans, conducting quality inspections, ensuring workmanship meets specifications, coordinating quality testing, addressing non-conformances, implementing corrective actions, and maintaining high-quality project outputs that meet client expectations and industry standards.
Risk Management and Issue Resolution – You will identify and manage project risks by conducting risk assessments, developing mitigation strategies, monitoring risk factors, addressing issues proactively, implementing contingency plans, resolving construction challenges, and ensuring potential problems are resolved before they impact project success.
Site Supervision and Safety Management – You will oversee site supervision and safety management by conducting regular site visits, monitoring construction activities, ensuring compliance with HSE (Health, Safety, Environment) regulations, implementing safety protocols, conducting safety inspections and toolbox talks, and maintaining safe working environments on construction sites.
