Job Description

Role Overview – Lulu International Holdings is in a major phase of growth and looking for a strategic Leasing Manager to drive our mall operations portfolio forward. This position is ideal for leasing professionals with a sharp eye for tenant mix, experience in mall dynamics, and the drive to manage day-to-day leasing activities at a high level in a leading Real Estate group.

Strategic Leasing Management – You will manage strategic leasing activities for mall operations by developing leasing strategies, optimizing tenant mix, identifying target tenants, attracting quality brands, negotiating lease agreements, and ensuring the mall portfolio maintains strong occupancy with diverse, attractive tenant combinations.

Tenant Mix Optimization – You will optimize tenant mix by analyzing market trends, understanding customer demographics, identifying gaps in retail offerings, targeting complementary brands, balancing anchor tenants with specialty stores, and creating retail environments that attract shoppers and drive mall traffic.

Lease Negotiation – You will negotiate lease agreements including rental rates, lease terms, fit-out contributions, exclusivity clauses, renewal options, and other commercial terms. Effective negotiation balances attracting quality tenants with maximizing rental income and protecting landlord interests.

Day-to-Day Leasing Operations – You will manage day-to-day leasing activities including responding to tenant inquiries, conducting property tours, preparing proposals, coordinating lease documentation, liaising with legal teams, and ensuring smooth execution of leasing processes from prospect to signed lease.

Tenant Relationship Management – You will build and maintain relationships with existing and prospective tenants, understanding their business needs, addressing concerns, supporting tenant success, and creating partnerships that encourage long-term occupancy and renewals.

Market Analysis – You will conduct market analysis by monitoring retail trends, tracking competitor malls, understanding brand expansion plans, identifying emerging retail concepts, and staying informed about market dynamics that inform leasing strategies.

Occupancy and Revenue Management – You will manage occupancy levels and rental revenue by minimizing vacancies, achieving rental targets, optimizing lease terms, securing anchor tenants, and ensuring the mall portfolio generates strong, sustainable income.

Stakeholder Coordination – You will coordinate with stakeholders including mall management, operations teams, marketing, finance, legal, and senior leadership to align leasing activities with overall business objectives and mall positioning strategies.

Leasing Experience – Substantial leasing experience in retail, mall, or commercial real estate is required. You should have proven track record managing leasing activities, negotiating leases, and achieving occupancy and revenue targets.

Mall Dynamics Knowledge – Experience in mall dynamics is essential. You should understand shopping center operations, tenant mix strategies, anchor tenant importance, mall positioning, customer flow, and the unique considerations of managing retail mall environments.

Tenant Mix Expertise – A sharp eye for tenant mix is crucial. You must understand how different retail categories complement each other, recognize brands that align with target demographics, and create balanced tenant compositions that drive shopper traffic and spending.
